Record-breaking Nicholls home sells for $475,000 over its 2020 sales price

A family who purchased a five-bedroom home in Nicholls in 2020 have walked away with a $475,000 profit after it broke the suburb and Gungahlin region record on the weekend.

The home at 10 Wendy Ey Place achieved a sales price of $2,500,000 on Saturday, with two registered bidders battling it out to purchase the rare offering. The bidding started at $2m and went up in $100,000 increments until bidding hit the $2.3m mark. The home sold at $2.5m to “a multigenerational family who loved the segregated living areas and size of the home” says sales agent Luke McAuliffe.

Luke, from Luton Gungahlin, sold the home to the current vendors in 2020 at $2.025m - a suburb record at the time. The price achieved on the weekend means the owners have made $475,000 on the property in less than two years.

“Needless to say, they are ecstatic,” Luke says.

“They’re about to undertake a sea change, so they’re moving out of Canberra, but they’re definitely leaving on a high note.”

Its proximity to Gold Creek golf course, a “resort-style outdoor area” with pool and spa, and a master suite “that you rarely see”, were all key selling points for the property, Luke says. The master suite features its own private balcony and a deluxe ensuite with a deep bath, double shower, dual basins, in-slab heating and a clothes nook.

“Backing onto the golf course is always something that will push a home in Nicholls into the two millions,” Luke says.

A big crowd of interested Nicholls residents turned out on Saturday for the auction, to see if the home would, in fact, be a new record for their area. Both registered bidders were looking for a home for their multigenerational families, including space for grandparents, parents and children.

“It was originally a Blackett home and architecturally-designed extensions were added in 2010,” Luke says.

“We delivered a top notch auction campaign for this one but really, it’s the kind of special home that draws its own attention.”

Until Saturday, the Nicholls record was held by 11 Hendry Close, which sold for $2.475m in 2020. It was a record also held by Luke McAuliffe.
