Sneak peek: Executive living arrives in Mawson with 'The Ainsworth'

A boutique townhouse complex is taking shape in the heart of Woden Valley, offering high-end executive living without the enormous price tag.

Six luxury townhouses in The Ainsworth complex have hit the market, with one home already snapped up by a young professional couple who wanted to live in the area but didn’t have the budget for a new free-standing home.

Ray White Canberra sales agent Samuel Fitzsimmons says given the quality and size of the homes, and their proximity to the city, the townhouses offer “better bang for your buck”.

The three-bedroom homes offer 137sqm of living space, while the four-bedroom homes boast 170sqm of living space. The three-bedroom options also have a study: deal for those who work from home.

Samuel says the townhouses are the size of a regular home and have wrap-around yards, with prices from $1,195,000 to $1,399,000.

“The two homes at the back of the complex have quite large backyards for townhouses,” Samuel says.

“With the largest yard at around 226sqm, there’s room for kids to play or to plant a veggie garden.

“And each townhouse has an outdoor entertaining area, which extends to the living area and is desirable for downsizers who are used to entertaining in their established homes.”

Located close to Woden town centre, shops, hospitals and a selection of schools, The Ainsworth is due for completion in the third quarter of 2023.

“People can see building work has started and they’re excited to see the finished product,” Samuel says.

While the townhouses are currently being offered for sale off-the-plan, people will soon be able to walk through and get a good feel for them.

Buyers who get in early will have the opportunity to make adjustments to the colour schemes, and choose their own finishes to kitchens, bathrooms and flooring. They will also have input into the landscaping.

The developers are “very flexible” according to Samuel, with and new buyers keen to put their own stamp on their home.

The two-storey townhouses have been designed with the master bedroom and open-plan living areas at ground level, with the remaining bedrooms and a study or rumpus room upstairs.

The layout is ideal for downsizers who can live entirely on the lower level and keep the upper level locked up for guests: making it suitable for those who wish to make it their forever home and remain there into their senior years.

The floorplan is also great for families, with mum and dad having space downstairs, while the kids have their bedrooms, bathroom and an activity room upstairs.

The Ainsworth is north-facing, so all master suites soak in the morning sun while the living areas capture the warmth throughout the day and into the afternoon. Existing established trees have been retained for privacy.

Created by some of Canberra’s top designers, including CU.DE Interior Design, and constructed by Elevated Living, the townhouses are built for modern living with the lower level featuring high three-metre ceilings and bi-fold doors opening out to the entertaining area and yard.

The townhouses have a six-star Energy Efficiency Rating with double-glazed windows, ducted air conditioning and Fisher and Paykel appliances.

“The spaces are modern and bright, and have been designed with a contemporary cool charcoal, grey and black colour palette,” Samuel says.

“You can be assured of the highest quality when it comes to fixtures and fittings, with stone benchtops and quality kitchen appliances, including dual ovens and an induction cooktop.”

The striking facade has a hint of industrial chic with charcoal cladding, timber and earthy charred brick finishes.

The Ainsworth display office at Denman Shopping Village is open Saturday and Sundays from 10 am until 1 pm, where potential buyers can view the floorplans, renders and colour boards.
