Fadden home with jaw-dropping views sets new suburb price record

A five-bedroom home in Fadden, with ample room for entertaining and impressive views, set the new suburb price on Saturday afternoon, October 23rd.

74 Appel Crescent sold for $1,635,000 at auction, beating the previous Fadden sales record by around $190K which was set earlier this year.

There were 5 registered bidders at the property for the onsite auction and 1 phone bidder who after consistent bidding, locked in their new home.

''The buyers were bidding on the phone from Sydney and had not yet stepped foot inside the home due to lockdown restrictions. We took them through the property twice virtually throughout the campaign as well as viewing the home online''.

The buyers were very familiar with the home and were passionately keen to purchase the property, now returning 'home' to Canberra, ''the buyers lived on Appel Crescent 15 years ago and loved the area, they're very excited to be making the move now back from Sydney''.

Sales agent Dan Cooper from LJ Hooker Tuggeranong said, ''We had so many enquiries at the price point, and the auction ran smoothly, the sellers were elated.''

'Tuggeranong has been undervalued for many years, with close proximity to Woden and the City, it's becoming highly sought after. Particularly the north end of Tuggeranong, where you can generally get bigger houses on bigger blocks with great views.''

Dan and his team managed to get 50 groups through the property for physical inspection during the campaign, opening the home three times per week to make sure all interested parties were able to view the property.

The five bedroom home is set high in the hills of Fadden, offering some of the best views in Canberra. The main level has plenty of space for the family, with four bedrooms, open plan lounge and dining, a formal lounge room, and an oversized kitchen with ample bench and cupboard space, induction cooktop, and enviable views.

Downstairs is a self-contained one-bedroom apartment, which doubles as a rumpus or games room, plus laundry and ample storage.

It’s a home for all seasons. In summer, there’s the resort style, solar-heated pool and gazebo to enjoy, or just relaxing on the spacious deck, which enjoys stunning 180 degree views of the Brindabellas. In winter, get cosy in the six-person spa bath, the Swedish sauna, or in front of the fireplace, and you can enjoy uninterrupted views of snow-capped mountains.

The new residents will also get to enjoy access to a nature reserve and walking trails right near the front doorstep.

''I believe the trends in demand for these styles of properties in the Tuggeranong region will continue to build into the future.

If you're selling in this market, the auction process will enable you to get a good result, provided you're selling with an experienced auction agent.''
