A harmonious trio of homes for a worry-free riverside lifestyle

Like a ‘choose your own adventure’ book, there are lots of options in this incredible riverside retreat – after all, there are three homes!

Blackshaw Real Estate Coastal licensee Pat Jameson says 3 Sproxtons Lane in Nelligen has massive potential to suit a variety of buyers.

“The three homes are all liveable on the same property,” she says.

“This set-up would be terrific for people who require flexible family living options or are looking into Airbnb.”

The houses have a total of seven bedrooms and three bathrooms located on a 1682 sqm block.

The brick home is located closest to Sproxtons Lane. It has four bedrooms, one bathroom, the original timber flooring, a double pantry, dishwasher, air-conditioning, a sunroom, a slow-combustion wood fireplace and a lock-up garage, all set across a single-level.

“That front building looks a little plain from the front, but once you go in, you can see the original features,” Pat says.

“It’s much bigger and more welcoming than you expect it to be.”

Moving closer to the river is what Pat calls the studio cottage, complete with a sauna to take relaxation to the next level.

“It’s somewhere people would love to stay in as an Airbnb, or if you have guests, they can have their own separate space.”

A river cottage sits by the Clyde River, boasting a wrap-around deck where the next owner can sit and watch the river.

“That’s the one where you walk down and think, ‘Wow!’, because it’s got beautiful views where you can watch the sunsets or just watch life go by,” Pat says.

“It’s far from the madding crowd, that’s for sure.”

There are also established gardens, providing privacy between the cottages.

“It’s got grapefruit trees, nut trees, lemons, finger limes and all sorts of things,” Pat says.

And if you ever want to leave your sanctuary, you can certainly hop in a car and leave via the street front – or you can head down to the property’s jetty and deck.

“A property like this has a lot of lifestyle options that are very appealing to many,” Pat says.

“It’s not deep water frontage, but when it’s high tide, you can get a little boat in the water or kayak from your doorstep.

“Or – as the previous owner did – put some sun lounges out and sit on the jetty, watching the world go by.”

Pat says water access is what living in Nelligen is all about.

“The ferry goes up there every day, and we’ve had a new bridge open recently,” she says.

You also have the advantage of being just 10 minutes from the Batemans Bay CBD.

Pat says this home – or rather, homes – would suit a range of people and families.

“It would be perfect for large families who have an older child who’s got a partner, or grandma and grandpa who want to come and stay,” she says.

“It would suit plenty of families, but it would also suit people who entertain a lot and need space for guests or people who want to use Airbnb for the properties they’re not living in.”

Pat says there are no hidden worries in this riverside property.

“What’s unique is the fact all three properties have been approved,” she says.

“Sometimes people divide up their block without that approval, and people get burned when buildings that aren’t approved are advertised.

“This set-up has been approved by council so people can use all three without worrying.”

3 Sproxtons Lane Nelligen goes to auction 27 January 2024 at 11am unless sold prior.
