Holder suburb record smashed by modern beauty

Holder has a new suburb record after a modern four-bedroom property sold for $1.6 million ahead of its scheduled online auction on Saturday 28 August.

The property at 87 Blackwood Terrace is listed with Jason Roses and Braith Hartfield of VERV Property and smashes Holder’s previous suburb record of $1.2 million.

“We exchanged the contracts two hours ago…the sellers are absolutely ecstatic and over the moon,” said Mr Roses.

This is the third suburb record achieved by VERV Property, who only opened their doors in September last year.

According to Mr Roses, Number 87 was lucky enough to have a few open home inspections and over 100 groups through before the lockdown restrictions were announced.

Upon hearing the lockdown announcements last week, Mr Roses said his boutique agency “moved like lightening” to adapt to an online platform.

“As a boutique agency, we adapted really quickly and have been able to meet the demands of the market.”

“The market still wants auctions to go ahead and not to be delayed.”

The new owners of 87 Blackwood Terrace are a young couple from North Canberra who had their heart set on the property from attending an inspection.

Mr Roses said the modern home was built from scratch and unique in the lifestyle it offered.

“The property has so many luxury features that you don’t expect in an older suburb like Holder,” he said.

“It has one of the most stunning kitchens I have ever come across…there is even a custom-made wine fridge that fits 100 wine bottles.”

To add to the luxury features, Number 87 is set on a 300sqm block and has north-facing living areas, four spacious bedrooms, two bathrooms, and an impressive entry hallway with 2.7m ceilings throughout.

Zango data reveals that Holder has a current median property price of $705,000. This is a significant jump from last year when the median property price was $650,000.

Mr Roses said the current lockdown restrictions have highlighted the demand for property in Canberra.

“Since the announcement, we are still selling homes and we are still negotiating with buyers,” he said.

“This shows that the market is very active and we’re finding that it’s still busier than ever.”

Mr Roses said that despite these times, VERV Property will continue to meet their client’s needs.

“If there is anyone out there thinking of getting an idea about the value of what their home is worth, please give us a ring because we are still able to serve our clients and deliver.”
