Scenic views across majestic Belubula Valley

LAWD is pleased to present for sale Kalang, (the property) featuring majestic views to the North-East, across the Belubula Valley.

Set on 101* hectares, Kalang is perfect for a relaxing lifestyle, work from home, agricultural investment, to graze sheep and cattle, or just enjoy the freedom that Kalang offers. On the weekend, you can go for a walk amongst the myriad of timber, ride a horse, or simply watch the hot air balloons as they float along the Belubula River.

Kalang has historical significance with a Southern portion of the property the site of the original Canowindra, “Age of Fishes fossil discovery”. A chance find in 1956 led to the discovery of well-preserved fossilised imprints of thousands of bizarre, long-extinct fishes encased in bony armour, other fishes with lungs and huge predators with crocodile- like jaws: many of the fish discovered at the site were new to science.

Many of the fossils are today housed at the “Age of Fishes” museum in Canowindra. Along with the balloon festival the museum is a major tourist attraction for the town.
Accommodation on Kalang features a charming three-bedroom, two-bathroom, cottage which is nestled into the hillside.

Additional infrastructure includes a three-bay shed; two bays enclosed on three sides with one bay lockable with roller door access. Other buildings may be converted for use such as stables.

Kalang is sub-divided into three paddocks with 90* percent of boundary fence new or near new.

Kalang’s water security comes from three sources. Fresh water catchment into storage tanks, earthen dams and from a well equipped with a submersible pump and generator. All paddocks have access to stock water.

Access to the property is via the all-weather council-maintained Fish Fossil Drive. Kalang is located only nine kilometres from Canowindra, sixty-nine kilometres from the major regional centre of Orange and thirty-nine kilometres from Cowra.

Kalang is being offered for sale via Expression of Interest, closing at 4pm AEST, Thursday 24th September 2020.

Inspections are by appointment.
