Listings with total hotel vibes to extend your holiday into 2022

<p data-block-key="qk4h2">Often a real estate agent is a fairly minor player in the story of a home; there for the important transactions but not much in between. But there are times when the agent plays an integral part in the home’s narrative, becoming almost part of the fabric of the house.</p><p data-block-key="3kpts">In the case of <a href="/sale/22-love-street-flynn-act-2615-47111/">22 Love Street, Flynn</a>, agent <a href="/agents/natalie-kokic-schmidt/">Natalie Kokic Schmidt</a> from <a href="/agencies/mcgrath-canberra/">McGrath Canberra</a> has been part of the tale since before the home was even built. As a friend of the home’s original owners, she helped advise on selecting the right block, and was there to offer feedback during the design process, before the luxurious four-bedroom, two-bathroom home was built and the new owners moved in. The meticulously designed barn house features handcrafted and bespoke joinery, luxurious finishes, and large entertaining spaces.</p><p data-block-key="1meid">When the owners decided to sell and buy a new block elsewhere in Canberra, they called on Natalie again, this time to sell the property.</p><p data-block-key="egbrr">“I think what they liked about me was just that I&#x27;m not a pushy person. I just give them the advice around what I think, and then let them make a decision based off that,” says Natalie.</p><p data-block-key="3o5jf">After a short campaign with plenty of interest, the property went to auction in November 2020, and sold for $1,300,500, <a href="/news/handcrafted-home-sets-new-flynn-record/">breaking the existing suburb price record in Flynn</a>. There was particularly tight bidding between two groups, and Natalie says the new owners were, “pretty emotional,” to eventually secure the house.</p><img alt="22_love_street_Kitchen.jpg" class="richtext-image full-width" height="533" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/Kitchen.width-800.jpg" width="800"><p data-block-key="1mg8c">Natalie believes her relationship with clients doesn’t end at settlement, and she regularly kept in contact and checked in with the new owners.</p><p data-block-key="bsm7t">“Any time someone does need something, I&#x27;m happy to help. With this property, whenever the new owners had any questions, I was always responsive and happy to provide answers,” says Natalie.</p><p data-block-key="2usus">When circumstances changed and the new owners decided to put the property back on the market, it was a no-brainer for them to engage Natalie to sell the home she had sold them just the year before.</p><p data-block-key="1qlfl">“I think it was staying in touch that helped, and also just answering all their questions. And I think they like that we do a lot in that area, and also that we have had so much to do with the home,&quot; says Natalie.</p><p data-block-key="1or90">“I grew up nearby in Melba, so I know the area well. And we just recently set the <a href="/news/flynn-suburb-record-smashed-after-luxurious-home-sells-211k-over-price-guide/">new price record for Flynn at 7 Spalding Street too</a>.”</p><img alt="22_love_street_flynn_Deck.jpg" class="richtext-image full-width" height="533" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/Deck.width-800.jpg" width="800"><p data-block-key="4c3hm">With 22 Love Street back on the market, Natalie says there’s just as much interest in the home again despite COVID restrictions, including from some of the potential buyers from last time.</p><p data-block-key="8khgb">“This time around, we can only do one-on-one inspections, and because it’s by appointment we’re having to vet clients and make sure they’re ready to buy and have looked at the floorplan, because the type of home is quite unique. But we&#x27;re getting some really good feedback with it,” she says.</p><p data-block-key="eoohd">The <a href="/sale/22-love-street-flynn-act-2615-47111/">auction for 22 Love Street Flynn will be held online on October 9</a>, and Natalie is eager to see the next chapter in the home’s story unfold.</p>

From buyer to vendor with the same agent: a tale of two sales

<p data-block-key="3tq1o">For some, the thought of buying a pair of shoes or a piece of furniture just from seeing a photo online is daunting enough. So imagine buying a house without ever stepping foot inside.</p><p data-block-key="c0efr">During lockdown, buyers have been restricted to searching and buying property virtually, with both in-person property inspections and on-site auctions paused in both the ACT and NSW. But that hasn’t slowed down the hot property market in the Canberra region, with sales continuing despite many never having stepped foot in the property they’re buying. In fact some have even still been snapped up before auction.</p><p data-block-key="2m0n6">Many agents were initially unsure how restrictions would affect sales. For <a href="https://zango.com.au/agents/justin-taylor/" rel="nofollow" target="_blank">Justin Taylor</a> from McGrath selling <a href="/sale/33-katoomba-street-harrison-act-2914-45728/">33 Katoomba Street, Harrison</a>, they had one open home before lockdown came in, and had to change the scheduled auction from in-person to online.</p><p data-block-key="5a2lp">“We had 27 registered bidders for the online auction of which only seven of the registered bidders had actually viewed the property in person,” says Justin.</p><p data-block-key="1c4rs">With another sale of <a href="/sale/13-auburn-street-amaroo-act-2914-19069/">13 Auburn Street, Amaroo</a>, they didn’t even have to go to auction.</p><img alt="IMG_8669.jpg" class="richtext-image full-width" height="674" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/IMG_8669.width-800.jpg" width="750"><p data-block-key="484eh">“The most notable lockdown sale for myself and <a href="https://zango.com.au/agents/dimi-romero/" rel="nofollow" target="_blank">Dimi Romero</a> is <a href="/sale/13-auburn-street-amaroo-act-2914-19069/">13 Auburn Street, Amaroo</a>. We sold this property pre-Auction after only 14 days on the market for $1.1million, well in excess of the sellers’ expectations,” says Justin.</p><p data-block-key="7que0">“We had zero open homes, zero Inspections, approximately 75 enquiries via email and phone, and multiple offers were received.”</p><p data-block-key="4e7hh">Without open homes or even private inspections allowed, agents have been relying predominantly on technology to help potential buyers feel like they’ve walked through the home, without ever actually stepping foot inside. This usually involved obtaining video footage of walking through the home, either getting it themselves in-line with government restrictions, or even relying on vendors to shoot the footage themselves.</p><img alt="Justin Taylor &amp; Dimi Romero McGrath" class="richtext-image full-width" height="530" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/justin_dimi_article.width-800.png" width="800"><p data-block-key="47rqj">For both the Amaroo and Harrison properties, Justin was able to attend himself and do thorough video walk-throughs, adding his own basic commentary about the features, inclusions and overall condition both inside and outside the property. He then sent through the footage to any potential buyers who contacted him.</p><p data-block-key="4aqhf">“I personally want all of my buyers to be thrilled with the property they have purchased, and not to be disappointed at all, hence why I really go out of my way to capture as much detail about the property as possible with the iphone video footage and virtual walk through.”</p><img alt="dimi_article.png" class="richtext-image full-width" height="530" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/dimi_article.width-800.png" width="800"><p data-block-key="ctb9n">And while attending house auctions online via video link would have been new for most, Justin says that hasn’t restricted numbers—in fact it’s had the opposite effect.</p><p data-block-key="8cn6k">“We are finding that the number of registered bidders for all of our online auctions is approximately double that of our normal numbers. We have been averaging around 15 to 16 registered bidders per online auction, and for the Harrison property we had 27. Normally we would average around seven or eight registered bidders for on-site auctions,” says Justin.</p><p data-block-key="ru0p">“We are also noticing that the number of interested parties logging on to view each auction is averaging in excess of 100 people. Again, probably double that of a normal auction.”</p><p data-block-key="eoo78">While lockdown was extended for four weeks in the ACT, <a href="/news/lockdown-extended-but-private-real-estate-inspections-now-permitted-in-canberra/">restrictions have eased allowed in-person inspections by private appointment to go ahead from this weekend</a>.</p><p data-block-key="ai9qm"></p>

<p>It was straight out of school when Greg Ward got into real estate, starting out in an apprenticeship for LJ Hooker. Two decades on and he’s built a strong career in the industry, including opening a McGrath franchise eight years ago.</p><p>Born and bred just across the border Queanbeyan, he not only still calls the area home but specialises in properties across the region in Googong, Jerrabomberra and Queanbeyan.</p><p>“The great thing about Queanbeyan is it&#x27;s a big country town. There’s a good golf club, they&#x27;ve upgraded around the river area so you can go down there, the dog can swim and you can have a swim in the river and it&#x27;s just a really good country town. And it&#x27;s right on the fringe of the ACT-I really consider Queanbeyan and Canberra as combined.</p><p><b>Top three things to look for in a property?</b></p><p>Probably the kitchen—if it&#x27;s got a really nice kitchen that helps—and which way the property is facing. If it&#x27;s north facing that&#x27;s always a good one because you get a lot of natural light. Having really nice landscaped grounds is also very helpful, and can really help a property sell.</p><p><b>Where will we usually find you outside work?</b></p><p>You&#x27;d usually find me at Club Lime in Queanbeyan, I like the gym, or quite often I&#x27;ll be at the Queanbeyan Golf Club, or floating around having a coffee or reading the paper at Ciao Cafe &amp; Cakes or one of the other coffee shops in Queanbeyan.</p><div>

Meet a Zango Agent - Greg Ward, McGrath

<p>Like many, when Maree Van Arkel first arrived in Canberra, she said she’d stay for “max two years”. That was 45 years ago.</p><p>These days, as a Director at McGrath Dickson, she’s not only well and truly ingrained in Canberra life, but is dedicated to helping others find the right home so they can enjoy her adoptive city as much as she does.</p><p>Having grown up in a small country town outside Young in rural New South Wales, Maree initially saw the move to Canberra as an easier transition to a bigger place instead of moving to Sydney or Melbourne, but was quickly won over by the ease of living.</p><p>“Canberra’s grown up a lot over the last 10 years, but it’s such an easy place to live, and a wonderful place to raise kids,” says Maree.</p><p>“It’s a great lifestyle and I think it&#x27;s just getting better and better.”</p><p>And it’s the easy lifestyle that drew her to O’Connor, the inner north suburb she’s now called home for four decades.</p><p>“I love the fact that it&#x27;s close to everything. We&#x27;ve got a really good local shopping centre, and it’s a short 15 minute walk to all the bars and restaurants and cafes of Braddon, but we also live across the road from the bush,” she says.</p><p>Maree was working in a casual role while raising her three children, but at the age of 40, decided to get into real estate. Now two decades on, Maree specialises in sales in her much-loved local area of Lyneham, O&#x27;Connor, and Turner, and has sold more properties in that area than any other agent in the last five years.</p><p>She was inspired to make the move into real estate by family in Sydney who work in the industry. And keeping things even further in the family, Maree’s daughter Megan van Arkel now also works alongside her at McGrath Dickson.</p><p>Known for her reliability and approachability, most of Maree’s business now is from repeat clients.</p><p>“It&#x27;s rewarding when you see someone say, ‘Oh gosh, I bought a house,’ and helping them along that journey and explaining the process,” she says.</p><p>“And the same for sellers, it&#x27;s about helping them get the best price for their property and also making the process as stress free as possible for the buyer and for the seller.”</p><h4>Where would we usually find you outside of work?</h4><p>I love travelling, catching up with friends for dinner and drinks, going to the movies, playing tennis, and I go for a walk every day. Meet a Zango agent: Maree Van Arkel from McGrath Dickson

<p>For many years, Cameron Whitnall was involved in a very different side of property. While working in the building industry for 20 years, on the side he would also buy houses, do them up and then sell them. It was only later in his career in 2003 when he made the move into real estate.</p><p>&quot;Real estate was an area I was interesting in and I thought it might be an industry that I would do well in,&quot; says Cameron.</p><p>“Now, I live and breathe it and I wish I had done this when I first left school. Because it’s a fantastic industry and I love helping people buy and sell property.”</p><p>The insight he gained from his background in the building industry proved to be a valuable asset, and Cameron quickly made his mark as a real estate agent. He was named REIACT&#x27;s Rookie of the Year in 2005, and placed as a Top 10 Agent in the 2017, 2018 and 2019 ACT RateMyAgent Awards.</p><p>Cameron’s a passionate advocate for Canberra’s south, and he has called the southern suburbs home since moving to Canberra from Sydney. Working at McGrath Woden, his specialty suburbs include Kambah, Tuggeranong, Wanniassa, Weston Creek and Woden.</p><p>“I like the southside because you’ve got the Brindabellas surrounding you, and I think it’s the prettiest part of Canberra, but I might be slightly biased,” says Cameron.</p><p>“I really love the inner south and the big blocks in Forrest and Red Hill - I love driving through those suburbs and looking at the magnificent homes. But there are so many good parts to Canberra these days. In the last five years Canberra has really lifted, and has gone to a new level. It’s just a wonderful place to live and it’s one of Australia’s greatest secrets.”</p><p>Cameron is also now an auctioneer and counts auction days as one of the most exciting parts of his job.</p><p>&quot;Auction day is the opportunity to get your client a better price than if you&#x27;d just put a price on the home, and that can change people&#x27;s lives,&quot; he says.</p><h4>Three home must-haves?</h4><p>I think that the most important thing is the liveability of a home. There’s that transfer of emotion when people walk into a property and I think that’s what actually sells a property. Some people walk into a home and they won’t feel anything and they’ll walk out, even if it’s a beautiful home, and it just doesn’t resonate with them. On top of that, the location is obviously important, and the inclusions of the home.</p><h4>Where would we usually find you outside of work?</h4><p>I&#x27;m regularly at the gym down at Active Leisure Centre Erindale, I train down there three morning with a friend. I&#x27;ve got a Harley Davidson and I like riding around the hills of Canberra. I also love gardening, and otherwise you&#x27;ll usually find me in front of my drum kit.</p><div>

Meet a Zango agent: Cameron Whitnall from McGrath Woden

<p>Jess Smith, sales agent from McGrath, is proof that in real estate, age doesn’t matter.</p><p>Leaving behind a higher-paying job, Jess started out working as a junior trainee at a real estate agency back in 2011 when she was only 21 years old.</p><p>“I just loved it from day one,” says Jess.</p><p>She now leads her own team of three, with two colleagues who she recruited at a young age, and wants to encourage more young people into the industry</p><p>“I want them to know that they can flourish in the residential property market straight out of school,” says Jess.</p><p>“For a long time, real estate was something that you couldn’t be seen to be doing until you were 40 or 50, owned a house and had all the connections, and knew everybody.”</p><p>Jess’s team at McGrath includes client service manager Jessica Doolan, who she recruited at age 19, and Sam Taylor who started as a 17-year-old still completing year 12 at high school. Even as a young team, they’ve built up a reputation for outstanding service and results, and are respected for their knowledge beyond their years.</p><p>Having grown up on the south coast at Bateman’s Bay, Jess now calls Forde in Gungahlin home, and is a big advocate for the Gungahlin region.</p><p>“It&#x27;s a really young, vibrant region and I think it&#x27;s definitely come a long way. There’s the light rail now, and the schools are great. It’s really come into its own and it’s a beautiful little community,” says Jess.</p><p>“Even Canberra as a whole has come a long way. It&#x27;s a beautiful city. It&#x27;s easy to get around and the people are wonderful. And every weekend there&#x27;s stuff on - I think it’s a very hard city to be bored in.”</p><p>Almost a decade into her real estate career and Jess says she still loves it just as much as she did back on day one.</p><p>“People ask me all the time, ‘How do you work the hours you do?’ I don’t feel like it’s work. We get to sit in people’s lounge rooms and talk to them about the biggest decisions in their life and help them through things, it is wonderful,” she says.</p><h4>What are your three home must-haves?</h4><p>A big kitchen with a walk-in-pantry, an outdoor living space, although a few of the months are quite cold here,and a walk-in wardrobe.</p><h4>Favourite place to go in Canberra in summer?</h4><p>Probably Frankie&#x27;s at Forde, in the sun having a wine.</p><div>
