<p data-block-key="uy60m">A huge property hidden up the back of Oxley broke the suburb record this week - but who was lucky enough to buy it?</p><p data-block-key="b2je8">It turns out a real estate agent, who heads up his own boutique real estate agency, now owns the keys to the six-bedroom home, three-bedroom home at <a href="https://zango.com.au/sale/27-nunan-crescent-oxley-act-2903-49900/" rel="nofollow" target="_blank">27 Nunan Street</a>. His outstanding negotiation skills likely played a part in outbidding five other registered bidders, including a couple from Melbourne who were keen to move to Canberra’s deep south.</p><img alt="27-nunan-crescent-oxley-act-2903-49900-image-0-20211202224714743627-thumbnail-1920x1920-70.jpeg" class="richtext-image full-width" height="533" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/27-nunan-crescent-oxley-act-2903-49900-image-0.width-800.jpg" width="800"><p data-block-key="3889j">At a sale price of $1.511m, the home on Nunan Street now holds the suburb record, previously held by a house on Schonell Street which sold in May for $1.33m.</p><p data-block-key="bqppl">The Nunan Street property’s huge 1890 square metre block, a reserve “literally over the back fence” and the U-shaped floor plan of the home were features that pushed the price to a record level, according to agent <a href="https://zango.com.au/agents/cameron-6/" rel="nofollow" target="_blank">Cameron Whitnall of Ray White</a>.</p><img alt="27-nunan-crescent-oxley-act-2903-49900-image-0-20211202224716385309-thumbnail-1920x1920-70.jpeg" class="richtext-image full-width" height="533" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/27-nunan-crescent-oxley-act-2903-49900-image-0.width-800_ib3ZJP2.jpg" width="800"><p data-block-key="d7tq5">“We had a lot of big families and blended families interested because of the segregated floor plan,” Cameron said.</p><p data-block-key="3kgmn">“Kids don’t tend to leave home these days, so it provided those separated areas for parents, and then the kids.</p><p data-block-key="6sgls">“We were quietly confident we’d get to the reserve but weren’t expecting a suburb record.”</p><p data-block-key="biv7j">The Oxley house wasn’t the only home breaking records in Canberra in the lead-up to Christmas.</p><p data-block-key="ejc4k">In Gungahlin, a stunning executive home on the outskirts of Canberra, in Throsby, sold for a record $2,001,000 at auction on 27 November 2021. The home is located at <a href="https://zango.com.au/sale/47-shingleback-street-throsby-act-2914-49989/" rel="nofollow" target="_blank">47 Shingleback Street</a> and was sold by <a href="https://zango.com.au/agents/theo-koutsikamanis-2/" rel="nofollow" target="_blank">Theo Koutsikamanis</a> and <a href="https://zango.com.au/agents/sam-griffiths/" rel="nofollow" target="_blank">Sam Griffiths</a> of Bastion Property Group.</p><img alt="47-shingleback-street-throsby-act-2914-49989-image-0-20211202051644496612-thumbnail-1920x1920-70.jpeg" class="richtext-image full-width" height="533" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/47-shingleback-street-throsby-act-2914-49989-i.width-800.jpg" width="800"><p data-block-key="3kbcq">Meanwhile, nine minutes away in Moncrieff, a three-bedroom property recently broke the record for a townhouse in the suburb, with a sale price of $763,250. It was the fourth sale in the same complex for New Door Properties’ <a href="https://zango.com.au/agents/yash-sethi/" rel="nofollow" target="_blank">Yash Sethi</a>, who said the price of properties in the same complex at 1 Bon Scott Crescent “continues to rise week after week”.</p><img alt="42-1-bon-scott-crescent-moncrieff-act-2914-49840-image-0-20211124060143432365-thumbnail-1920x1920-70.jpeg" class="richtext-image full-width" height="532" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/42-1-bon-scott-crescent-moncrieff-act-2914-498.width-800.jpg" width="800"><p data-block-key="1i33t">The record-breaking townhouse was purchased by two first home buyers, a couple who plan to stay and raise a family in the townhouse.</p><p data-block-key="7iatr">“They loved the outdoor space and the fact that even though it’s a townhouse it gives the feel of a house,” Yash said.</p><p data-block-key="1qeia">“As well, the location is beautiful.</p><p data-block-key="2ircg">“For first home buyers, they had a good budget.”</p>

Who is the proud owner of this record-breaking $1.5m home in Oxley?

<p data-block-key="bklgi">While COVID-19 has now been with us for almost two laps around the sun, it still continues to throw curveballs making it hard to predict its impact when restrictions are imposed. Like with most industries, real estate agents in Canberra were uncertain how the most recent lockdown and related restrictions would impact the market. Would people buy homes sight unseen? Would buyers be happy to bid via online auction?</p><p data-block-key="8blim">For <a href="/agencies/ray-white/">Ray White Canberra</a> at least, the lockdown barely caused a blip on the radar for their sales. During the period, the team sold 99 homes to a total value of $92 million. Of the 99 sales, 85 were sold by auction, with a total clearance rate of 96.6%.</p><p data-block-key="2lnfa">These results even included a number of property records.</p><p data-block-key="74e9d">Like for <a href="/agencies/ray-white/">Ray White Canberra</a> sales consultant and auctioneer <a href="/agents/troy-reddick/">Troy Reddick</a>, who set the new record in Macquarie, selling <a href="/sale/27-liverpool-street-macquarie-act-2614-46442/">27 Liverpool Street</a> for $1,730,000, a whopping $460,000 above the previous suburb record. The five bedroom home on a 1562sqm block is an entertainer’s delight, with an in-ground pool, a large undercover deck, multiple living areas and a separate studio.</p><p data-block-key="c3f35">Just two days later, Troy and fellow <a href="/agencies/ray-white/">Ray White Canberra</a> agent <a href="/agents/leonie-mayberry/">Leonie Mayberry</a> set another record, this time in the suburb of Cook, when <a href="/sale/23-atkinson-street-cook-act-2614-47356/">23 Atkinson Street</a> sold for $1,550,000.</p><img alt="23 Atkinson Street COOK.png" class="richtext-image full-width" height="534" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/23_Atkinson_Street_COOK.width-800.png" width="800"><p data-block-key="ev7bn">Ray White Canberra agent <a href="/agents/cameron-6/">Cam Whitnall</a> also just set the sales record for Old Kambah with <a href="/sale/6-bowler-place-kambah-act-2902-47239/">6 Bowler Place</a>, selling it for $1,541,000 on October 14. The online auction had 24 registered bidders, which also set <a href="/agencies/ray-white/">Ray White Canberra</a>’s record for most bidders for an online auction during lockdown.</p><p data-block-key="bim9i">Troy said the team didn’t expect such outstanding results. In fact, they expected quite the opposite.</p><p data-block-key="b8rqh">“We expected a drop in sales due to the challenges around showing homes and bringing properties to market. We have been surprised by the high level of purchaser confidence, which is evident by the number of established homes which were purchased completely site unseen,” says Troy.</p><p data-block-key="aa9u">“We worked tirelessly at the beginning of lockdown to create a process that we believed would give buyers confidence to bid, as well as personalise the online experience. We have had great feedback that the process of bidding via our online auctions has been excellent for the customer, and this has in turn led to greater competition for our sellers with an average of 7.4 registered bidders per auction. We will look to continue with this process even after lockdown ends.”</p><img alt="6 Bowler Place KAMBAH.png" class="richtext-image full-width" height="532" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/6_Bowler_Place_KAMBAH.width-800.png" width="800"><p data-block-key="d2ovl">For all of the properties, the agents were heavily reliant on digital marketing.</p><p data-block-key="267ql">“Virtually all of our listings are now relying on Zango our as major portal, including the two suburb record sales last week. Our enquiry levels have never been better and our strong results are proving this. Owners are thrilled with the sale prices and the savings in advertising,” says Troy.</p><p data-block-key="2doij">While restrictions are easing in Canberra, the next potential challenge for the property market is the upcoming Australian Prudential Regulation Authority (APRA) changes to lending criteria to ensure buyers now have a bigger buffer against potential interest rate rises.</p><p data-block-key="18g0s">The changes may mean buyers will have a reduced borrowing capacity, which has the potential to impact property prices, but Troy says they don’t expect a massive impact on the market in Canberra.</p><p data-block-key="c2tql">“The ACT continues to record the lowest unemployment and the strongest household wages of any of the capital cities, so I expect any impact in house prices will be minimal,” says Troy.</p>

<p>For many years, Cameron Whitnall was involved in a very different side of property. While working in the building industry for 20 years, on the side he would also buy houses, do them up and then sell them. It was only later in his career in 2003 when he made the move into real estate.</p><p>&quot;Real estate was an area I was interesting in and I thought it might be an industry that I would do well in,&quot; says Cameron.</p><p>“Now, I live and breathe it and I wish I had done this when I first left school. Working at McGrath Woden, his specialty suburbs include Kambah, Tuggeranong, Wanniassa, Weston Creek and Woden.</p><p>“I like the southside because you’ve got the Brindabellas surrounding you, and I think it’s the prettiest part of Canberra, but I might be slightly biased,” says Cameron.</p><p>“I really love the inner south and the big blocks in Forrest and Red Hill - I love driving through those suburbs and looking at the magnificent homes. But there are so many good parts to Canberra these days. In the last five years Canberra has really lifted, and has gone to a new level. It’s just a wonderful place to live and it’s one of Australia’s greatest secrets.”</p><p>Cameron is also now an auctioneer and counts auction days as one of the most exciting parts of his job.</p><p>&quot;Auction day is the opportunity to get your client a better price than if you&#x27;d just put a price on the home, and that can change people&#x27;s lives,&quot; he says.</p><h4>Three home must-haves?</h4><p>I think that the most important thing is the liveability of a home. There’s that transfer of emotion when people walk into a property and I think that’s what actually sells a property. Some people walk into a home and they won’t feel anything and they’ll walk out, even if it’s a beautiful home, and it just doesn’t resonate with them. On top of that, the location is obviously important, and the inclusions of the home.</p><h4>Where would we usually find you outside of work?</h4><p>I&#x27;m regularly at the gym down at Active Leisure Centre Erindale, I train down there three morning with a friend. I&#x27;ve got a Harley Davidson and I like riding around the hills of Canberra. I also love gardening, and otherwise you&#x27;ll usually find me in front of my drum kit.</p><div>
