Reckon you’d make a great auctioneer? New business ‘Called It’ is here to help

For some, the thought of buying a pair of shoes or a piece of furniture just from seeing a photo online is daunting enough. So imagine buying a house without ever stepping foot inside.During lockdown, buyers have been restricted to searching and buying property virtually, with both in-person property inspections and on-site auctions paused in both the ACT and NSW. But that hasn’t slowed down the hot property market in the Canberra region, with sales continuing despite many never having stepped foot in the property they’re buying. In fact some have even still been snapped up before auction.Many agents were initially unsure how restrictions would affect sales. For <a href="https://zango.com.au/agents/justin-taylor/" rel="nofollow" target="_blank">Justin Taylor</a> from McGrath selling <a href="/sale/33-katoomba-street-harrison-act-2914-45728/">33 Katoomba Street, Harrison</a>, they had one open home before lockdown came in, and had to change the scheduled auction from in-person to online.“We had 27 registered bidders for the online auction of which only seven of the registered bidders had actually viewed the property in person,” says Justin.With another sale of <a href="/sale/13-auburn-street-amaroo-act-2914-19069/">13 Auburn Street, Amaroo</a>, they didn’t even have to go to auction.<img alt="IMG_8669.jpg" class="richtext-image full-width" height="674" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/IMG_8669.width-800.jpg" width="750">“The most notable lockdown sale for myself and <a href="https://zango.com.au/agents/dimi-romero/" rel="nofollow" target="_blank">Dimi Romero</a> is <a href="/sale/13-auburn-street-amaroo-act-2914-19069/">13 Auburn Street, Amaroo</a>. We sold this property pre-Auction after only 14 days on the market for $1.1million, well in excess of the sellers’ expectations,” says Justin.“We had zero open homes, zero Inspections, approximately 75 enquiries via email and phone, and multiple offers were received.”Without open homes or even private inspections allowed, agents have been relying predominantly on technology to help potential buyers feel like they’ve walked through the home, without ever actually stepping foot inside. This usually involved obtaining video footage of walking through the home, either getting it themselves in-line with government restrictions, or even relying on vendors to shoot the footage themselves.<img alt="Justin Taylor &amp; Dimi Romero McGrath" class="richtext-image full-width" height="530" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/justin_dimi_article.width-800.png" width="800">For both the Amaroo and Harrison properties, Justin was able to attend himself and do thorough video walk-throughs, adding his own basic commentary about the features, inclusions and overall condition both inside and outside the property. He then sent through the footage to any potential buyers who contacted him.“I personally want all of my buyers to be thrilled with the property they have purchased, and not to be disappointed at all, hence why I really go out of my way to capture as much detail about the property as possible with the iphone video footage and virtual walk through.”<img alt="dimi_article.png" class="richtext-image full-width" height="530" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/dimi_article.width-800.png" width="800">And while attending house auctions online via video link would have been new for most, Justin says that hasn’t restricted numbers—in fact it’s had the opposite effect.“We are finding that the number of registered bidders for all of our online auctions is approximately double that of our normal numbers. We have been averaging around 15 to 16 registered bidders per online auction, and for the Harrison property we had 27. Normally we would average around seven or eight registered bidders for on-site auctions,” says Justin.“We are also noticing that the number of interested parties logging on to view each auction is averaging in excess of 100 people. Again, probably double that of a normal auction.”While lockdown was extended for four weeks in the ACT, <a href="/news/lockdown-extended-but-private-real-estate-inspections-now-permitted-in-canberra/">restrictions have eased allowed in-person inspections by private appointment to go ahead from this weekend</a>.

Buying homes sight unseen during lockdown

<a href="https://zango.com.au/agencies/illustrated-properties/" rel="nofollow" target="_blank">Illustrated Properties</a>’ <a href="https://zango.com.au/agents/parisa-noubakht/" rel="nofollow" target="_blank">Parisa Noubakht</a> was right when she predicted to Zango that the auction of <a href="https://zango.com.au/sale/31-annabelle-coombs-act-2611-44078/" rel="nofollow" target="_blank">31 Annabelle View</a> in <a href="https://zango.com.au/research/suburb/coombs-act-2611/" rel="nofollow" target="_blank">Coombs</a> would be “crazy” and “something that Canberra has never seen before”.“I already have four registered groups so far who will show up and we are prepared for a huge crowd,” Ms Noubakht said days before the auction. “Some people have seen the property three or four times already.”And Ms Noubakht was right – huge crowds turned up early, queued up for a coffee from the Zango van, and eagerly waited to see the extravagant five-bedroom, five-bathroom property head under the hammer.<img alt="31 Annabelle COOMBS, ACT 2611" class="richtext-image full-width" height="600" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/IMG_5355.width-800.jpg" width="800">Eager onlookers and bidders ended up spilling out onto the street just to get a glimpse of the auction.While waiting for the auction to commence, Zango overheard one onlooker comment that the property is “absolutely stunning’, while another said they have “never seen anything quite like it”.Ms Noubakht said the modern residence had struck a chord with Canberrans.“It has been a three-week auction campaign and we had more than 950 walk through with more than two people in every group,&quot; she said.<img alt="31 Annabelle COOMBS, ACT 2611" class="richtext-image full-width" height="599" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/Screen_Shot_2021-08-01_at_1.07.19_pm_hIXZdKp.width-800.png" width="800">As soon as the auction started, bids were rising hard and fast between four active bidders.With an opening bid of $2.9 million, allotments of $50,000 crept up between buyers until the property reached $3.1 million. Before long, the four active bidders dropped down to two families fighting it out for the home.The bidding kept rising from $3.125 million to $3.15 million, until it paused at $3.175 million.There was a moment’s hesitation from the two active bidders, with one family bowing out of the race and the other family bidding against themselves before the hammer dropped and the property sold to them for $3.25 million. Summer Auction wrap up: $22M+ sold in a day!

While COVID-19 may have briefly slowed momentum in the property market across the country, things are looking up in Canberra, with the nation’s capital recording the highest auction clearance rate in the country last week.According to data released by <a href="https://www.corelogic.com.au/" rel="nofollow" target="_blank">CoreLogic</a>, Canberra was the standout performer across capital cities during the week ending 14 June, with a preliminary auction clearance rate of 75.8%.Overall, the week saw the combined capital city preliminary auction clearance rate improve, with 63.3% of homes selling at auction nationwide. The higher clearance rate was against a higher volume of auctions, and it was the busiest week for auctions nationally since the week ending 19 April. In Canberra, there were a total of 40 auctions during the period, with a final clearance rate of 75.8% recorded, and a median sales price of $735,000.While the number of auctions held in Canberra was comparable to last year’s figure of 39 during the same period, the clearance was significantly lower this time last year, sitting at just 48.7%.<img alt="Screen Shot 2020-06-18 at 11.18.39 am.png" class="richtext-image full-width" height="522" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/Screen_Shot_2020-06-18_at_11.18.39_am.width-800.png" width="800">In the rest of the country Both Sydney and Melbourne returned preliminary clearance rates above 60% this week, recording 67.3% and 61% respectively. Elsewhere, Adelaide recorded 57.6% and Brisbane recorded 51.3%, while only 20% of Perth auctions reported a successful result.According to CoreLogic’s May 2020 Housing Update, which looks at the property market during the first quarter of 2020, the ACT dwelling market is currently at a record high.While ACT dwelling values were steady in April with a 0.0% growth rate, they were up 1.4% in the quarter, and up by 4.3% in the past year.

Attending live auctions may no longer be allowed but that hasn’t slowed down house sales across Canberra, with auction clearance rates higher than the national average after the first week of online auctions.Ray White Canberra held seven online auctions during the week, with five selling under the hammer, and an additional two pre-auction sales took place. While the national average of auction clearance rates for Ray White Group was 60% during the first week of online auctions, Ray White Canberra had a 77.7% clearance rate.&quot;We had an average of three registered bidders per auction, with on average 90 people watching each live stream,” said Alec Brown, lead auctioneer for Ray White Canberra. “From those auctions we had two suburb records fall - $947,500 in Page, $823,000 in Holt.&quot;Ray White Canberra’s auctions are streamed online, with bidders registering online and bidding over the phone while they watch the live stream.Ben Faulks from Ray White Canberra said he believed buyers are still embracing online auctions due to the lack of quality detached housing available in the market. “The pent up demand in terms of finance pre-approvals won’t just disappear given the banks&#x27; desire to lend. We have also worked hard to remove any friction from the process so it’s a smooth process,” he said.“We are taking extreme steps to hold the ‘virtual’ hands of buyers and sellers as they transition online. Ultimately it’s about building trust, which is a good agent&#x27;s core competency.”
