When history and modern charm seamlessly combine

History and modern charm seamlessly combine at 422 Majura Lane in Sutton.

The main homestead was built in 1915 from Australian stone and later joined with a weatherboard house relocated from a nearby property in the 1930s.

“The current owners have painstakingly restored and renovated the residence to a point where you have the best of both worlds,” says Ray White Canberra Licensed Sales Agent Chris Dixon.

“You’ve got old-world charm with all the modern conveniences.

“Parts of the homestead date back to circa 1915, so it’s a really unique offering.”

Between 2015 and 2017, current owners Alison and Patrick added creature comforts such as two solar systems with a 13.5 kW Tesla battery, two wood-burner heaters, reverse-cycle heating, electric underfloor heating, and heated towel rails in all three bathrooms.

It also has three living areas, two master bedrooms, and two secondary bedrooms, and the ceilings, walls and underfloors have been insulated.

A country kitchen boasts a Falcon oven and cooker, an integrated Liebherr fridge, two Vintec wine fridges, an island bench, and a breakfast bar made from solid reclaimed timber from Thors Hammer.

Paying homage to the homestead’s period past are 11-foot ceilings, feature cornices and original pressed metal ceilings, picture rails, timber sash windows and Jarrah timber flooring.

“Patrick and Alison were very careful to ensure that any changes they made were in keeping with that style,” Chris says.

“Significant thought has gone into creating this beguiling property and were it not for an overseas calling, Alison and Patrick couldn’t imagine a better place to live.”

Chris says the block, which comes in at just under four hectares, would suit a range of lifestyles.

“At 3.69 hectares, it fits in very nicely for those that want to have a self-sufficient lifestyle but not be on such a large property that it becomes onerous to maintain,” he says.

“It’s a productive block that allows you to have space for your veggie gardens, your orchards and a few cows, sheep or horses.”

The home comes with a three-bay American-style barn built in 2022, a kitchen/seed store and wood store, a picturesque old granary, and stables with a tack room and chook shed.

Chris says the home might also come with three existing residents who may be willing to share their home with the right new owners: three charismatic llamas!

“They’re very good guard animals – alert to anything that seems out of the ordinary!”

The property is located on the outskirts of Sutton but not in the middle of nowhere.

“The house is within walking distance of Sutton Village yet still located amongst other acreage properties on a very quiet road,” Chris says.

Chris says that the home is perfect for anyone looking to transition to a life in the countryside, yet Canberra is still a short 10-minute drive away.

“The location is second to none with a wonderful rural lifestyle that doesn’t compromise on your ability to get the kids into Canberra sport or school,” he says.

“This property allows you to realise a slower pace of life in a location that is a quicker commute to Canberra City than some of Canberra’s outer suburbs.”

422 Majura Lane, Sutton goes to auction on site on Saturday 23 March at 2pm.
