The real estate agents you need to follow on social media in 2024

LJ Hooker Gungahlin’s Bri Williams might be the Novice Auctioneer of the Year and a pretty successful agent in Gungahlin, Dunlop and Kaleen, but get a load of her TikTok account: selling houses is just a tiny chunk of her talent.

On TikTok, Bri’s a movie reviewer, dancer, relationship expert, news reader, and – well – anything she wants to be really. With a following of 25,000 – and a recent video starring Donald Trump garnering a massive 6.4 million likes globally – Bri is hands down the Queen of Social when it comes to Canberra real estate agents.

“On TikTok I can show who I am, beyond the perception of a typical real estate agent,” she says.

“As agents, we’re considered slimey or untrustworthy a lot of time. So with TikTok and Instagram, I can show my personality and talk about things that don’t get spoken about our industry.

“My approach to all of my social media is authentic and casual, allowing people to see all sides of me, not just the polished Bri.”

Her videos have helped her win listings, she says, but TikTok is a creative outlet that helps her achieve balance.

“Our jobs are serious and can be intense so having my space to be creative and expressive helps so much,” she says.

“I make videos about things I love or am passionate about and to then have a response like I do just blows my mind.

“It’s a place where I can send potential clients to say, not only am ‘blow air out of your nose funny’ but also someone who knows the market inside out, can handle negotiations and I’m an auctioneer as well.”

If there was a King to Bri’s Queen it would have to be Jason Roses.

The Director of Residential Sales at VERV Property rose to Instagram fame in 2014 as a housemate on reality television series Big Brother.

A decade on, Jason has more than 135,000 followers and last year seriously ramped up his Instagram game. He gets his ideas “from lots of scrolling, real life and relatable experiences people can laugh at” and films content as a way to inspire people and make them laugh.

“I think the world has gotten too serious these days,” Jason says.

“You can’t joke without someone getting offended – the more we can laugh at ourselves is, I believe, a great thing.”

Jason’s videos reach around 20 million Instagrammers per month, and collectively have 150 million views. He doesn’t pay to promote them either: his entire reach is organic. Potential vendors often mention that they follow Jason and love what he does.

“I’ve absolutely won listings from my Instagram presence,” he says.

“I think people want to see real people. They don’t want to see this one dimension. Everyone can show themselves in a suit, it’s boring, bland and frankly uninspiring.

“Give me your flair and personality I say!”

And then there’s Richard Luton.

Not sure about you but I’ve been following Richard for years. His no holds-barred sharing of gym workouts, dinners with friends, family events and even his relationship with the one and only Gianluca, is, for me, a fascinating glimpse into the lifestyles of the rich and famous.

Richard’s very own hashtag #wowwowwow is now being made into home decor, with a friend surprising him with a neon version for Christmas.

If they ever make a Million Dollar Listing Canberra we know Richard and daughter Sophie would absolutely be the stars. With a splash of Bri Williams and Jason Roses on the side. So good.
