More suburb records tumble in Ainslie and Latham

Another weekend, and more suburb sales records continue to tumble around Canberra, as the local market remains red hot.

In Ainslie, 25 Corroboree Park sold for $2,775,000, beating the previous suburb record by $335,000.

The five bedroom home in the heritage listed Corroboree Park precinct is an original 1927 weatherboard worker's cottage, which has been fully renovated inside and out, whilst still preserving the old-world charm.

Selling agent Stephen Bunday from LJ Hooker Dickson says the vendors received an offer of $2,750,000 by the very first people to inspect the property at the start of the campaign, which would have been an Ainslie record in itself, but chose to hold off until auction on Saturday November 13.

The wins didn’t stop there either with the vendors saving thousands of dollars in advertising costs by choosing to locally market the property exclusively on Zango on their way to achieving Canberra’s Inner-North suburb record.

“Property in Corroboree Park is tightly held and this one has a lovely view over to the park and tennis courts with Mount Ainslie in the background. Buyers understand that this will never be built out,” says Stephen.

“They also appreciate that it’s in a heritage precinct and that the character and charm of the streetscape will be preserved. The home has also been beautifully renovated and extended and the gardens are beautiful.”

A little further north-west, 2/62 Macrossan Crescent set a new price record in Latham.

Sold by agent Ajay Kumar from Town Residential, the newly-built home has four bedrooms, two bathrooms, and four car garage, and features a versatile floorplan.

The property sold ahead of auction for $1,160,000 on Friday November 12. The sale came just one week after the previous Latham record was broken, with a sale for $978,000.

“We accepted a pre-auction offer off the back of only two open homes which had 19 groups,” says Ajay.

“I expect this to put Latham on the map for new buyers, and all the sellers looking to sell in Latham will benchmark their homes against these sales.”

“The property was only live online for one week—a very quick marketing period. However I was very confident in the property. It is beautifully built and very well presented. I knew it would sell for a premium and it was an exceptional result in the end,” says Ajay.

Demand remains strong in Latham, with Ajay also selling the adjacent property, 1/62 Macrossan Crescent, for $1,150,000, without going to market.

“The market is still going strong and enquiries remain high, I don’t see it slowing down anytime soon,” says Ajay.
