Look what you can buy for $769,000 if you're willing to move to 2630

With a master retreat, Hollywood-style dressing room and freestanding home office, 11 Tumut Street, Cooma, packs a lot into its $769,000 price tag.

Even better — you’re just an hour from the snow.

It’s an attractive proposition for Canberra families keen to downsize, live close to the Snowy Mountains and lap up country lifestyle, and plenty of people from 2600 have inspected the property.

“Cooma does attract buyers from the Canberra market because it’s quite an easy commute,” says sales agent Kelly Bertossi of Belle Property.

“And with a lot of people being able to work from home — there's actually a little office out the back of this property.

“The current owner is a teacher, she teaches remotely. And she has it all set up with internet; it's lined and it's got power. It’s a beautiful little home office.”

While the interior of 11 Tumut Street has been modernised thanks to extensive renovations, elements of the home 1950s character have been retained.

“It’s in a highly sought after location – just off Lambie Street, which is a heritage listed street. It's a beautiful, wide, leafy street.

“There's a footpath that runs all the way into town that’s nice and level; a lot of people walk that loop.”

Kelly, who moved to Cooma from Canberra 20 years ago to be closer to the snow, says Cooma’s housing market is diverse.

“There are a lot of older homes, predominantly three-bedroom, one-bathroom homes that were the workers’ cottages for the families of men building the original Snowy Hydro Scheme,” she says.

“Those are being extended and renovated and are popular with investors who are renting them out.

“But then you've got new subdivisions on the horizon as well. There are new areas of Cooma with newer homes.”

The benefits of living in Cooma, population 7,800, are too many to list, Kelly says.

“It's that small country town community,” she says.

“Canberra used to have that, but it’s getting bigger and bigger now.

“You do get to know your neighbours quite well in Cooma and everyone's quite friendly.

“There's no traffic – we don't have any traffic lights in Cooma at all. You'll never get stuck in morning traffic.

“And we've got really great coffee shops and restaurants.”
