It's the listing Canberra just can't stop talking about.
The Palm Springs-inspired masterpiece on National Circuit Forrest - which looks like a 1960s home but was actually built from scratch in 2015 - has the capital in awe. Not only because most of us had no idea it even existed, but also because, if this is your dream home - and for many people it is - exactly how much is it worth?
Luton Properties Manuka real estate agent Miriana Cavic has taken 25-30 people through the home, by appointment only, the majority of whom have been Canberrans. Pricing is a guarded topic, mostly because there is literally no other property to compare it to.
“A property on a similar sized block in Deakin - on the exact same street as this one - recently sold for $4.55m,” Miriana says.
“And the original home on that block was most likely a knockdown.
"So then you have to ask, how much would it cost to build a house like this on that block?"
Miriana is hoping to see as many bidders as possible at the auction on Saturday morning - including a buyer who has said they want to buy the home, site unseen - but says "it's hard to know".
"At the price point we're working with, people aren't giving anything away," Miriana says.
The gorgeous five-bedroom, four-bathroom home at 45 National Circuit was the dream of a local builder and his family. The entire property is a throwback to the 1950s and 60s desert retreats of Palm Springs, California, including the immaculate lawned backyard and the peanut-shaped swimming pool.
A stunning presence from the street shows off a circular driveway, meticulous landscaping and sleek 1960s typography on the mailbox.
With natural pebblecrete, veneer joinery, hydronic gas slab heating, Italian feature lighting and 1960s decorative breeze blocks, the home is an absolute dream for most Canberrans.
Number 45 National Circuit, Forrest, goes to auction this Saturday 22 October at 11am.
