Eco-friendly Flynn home is the future of life in Canberra

Modern and stylish, this northside home at 17 Willyama Place stands out – inside and out – from the older homes that line the streets of the tight-knit community of Flynn.

The three-bedroom, two-bathroom home was designed by New Age Design Services and built by Feature Homes in 2019 on a generous 860sqm block.

Designed to maximise energy efficiency, the house has an energy rating of 7.8 thanks to German double-glazed windows with PVC frames, insulation in the ceiling, internal and external walls, and a northerly aspect to the living spaces.

home.by holly agent Ash Costello says these features have put this “really special” house on the radars of buyers who weren’t even originally looking in Flynn.

“Many of these buyers have been asking questions about Flynn. It’s a really beautiful, older established part of Canberra,” Ash says.

“It’s super close to Mount Rogers nature trails [and] it has that community feel where your neighbours are your friends.

“We had a neighbour gift us some limes, so we’ve had free limes for people to take home from the open home.”

The home is a short walk from Melba Shops and Café MAMÉ, which comes with Ash’s tick of approval: “Great coffee and really great food".

Also nearby is the Belconnen town centre, GIO Stadium and plenty of schools, with the home just 11 minutes from Canberra's inner north and 18 minutes from the CBD.

But don’t just take it from Ash. The current owners also weighed in on the “many wonderful things” about the home and surrounding community.

“[We have] neighbours dropping off bunches of hand-picked proteas or dresses in my size from the local clothes swap,” the owner says.

Dining in the garden (another favourite of the owners), guests overlook its well-established natives from a private Merbau timber deck which leads into the open-plan living and dining area.

The north-facing living space takes advantage of passive solar heating in cooler months with burnished concrete floors and soaring ceilings and double-glazed windows maximising garden views.

For the coldest Canberra winter days and nights, there’s a high-efficiency Pacific Energy Neo 1.6 fireplace with a heat transfer system that moves heat to the bedrooms.

And for hot Canberra summers, there’s a Mitsubishi 5 kW split system (which can also be used for heating), eaves and awnings designed to block the sun, and ceiling fans in living areas and bedrooms.

“It’s also fitted with Soundcheck acoustic gyprock so it’s silent inside the home and you get this really peaceful outlook into the surrounding leafy gum trees and green space,” Ash says.

“The beauty of this block is that it backs a green corridor, so it just extends your view line.”

To the left of the living area inside is the kitchen, equipped with a breakfast bar, granite benchtops, Bosch induction cooktop and oven, Miele integrated dishwasher and Smeg rangehood.

A master wing with nature views fills the right-hand side of the home, extending seamlessly into walk-in-storage and a spa-like ensuite with a shower room and relaxing tub.

The other two bedrooms, both with built-in robes, centre around the main bathroom and a living space known as ‘Snug’ that flows to a second private deck.

“A lot of people are also really pleased with the addition of the studio, which is out the back,” Ash adds.

Sitting among the garden’s gums, the Colorbond-clad office pod is fully insulated with double-glazed windows and sliding glass doors.

“It just gives people more options – if you’ve got teenagers or guests coming that want to have their own space or a working-from-home space,” Ash says.

Sweeteners include a double carport, lockable shed, Bosch alarm system, smart watering system and use of recycled water for toilets and washing machines.

“People are really impressed with the quality of the build and also the aesthetic. It’s wonderful, and people can imagine themselves living here,” Ash says.

17 Willyama Place, Flynn, goes to auction at 10.30am on Saturday 3 June 2023.
