The traditional structure isn&#x27;t working. It&#x27;s not getting the right outcomes for the building owners, the occupants or the tenants.“It’s a really tough job being a strata manager; they&#x27;ve got to be an accountant and a procurement officer and pay invoices. It&#x27;s morphed from where it was 15 years ago when you&#x27;re doing three story walk-ups in Gungahlin to now massive complexes that have community titles, five buildings and 850 lots.“One person cannot be the master of all. So it was born out of necessity.”The new structure takes Vantage Strata from one very large business of 15,000 lots down to three small businesses or “pods” of 5,000 lots within the one business.“Each pod has a pod leader and then a team of people in and around, supporting the strata managers.“We’ve moved away from this reliance of the strata manager being Grand Central Station to making sure that when a task or an issue arises, it goes to the person that is best capable of dealing with that issue. Rather than the strata manager trying to be the jack of all trades, master of none.”Vantage Strata launched in 2016 with “zero lots under management”. Today, the business manages just under 15,000 lots with Geocon’s Republic Precinct and Morris Property group’s Sentinel in Belconnen among the biggest clients on the books. Vantage has 83 staff, including an office in Kuala Lumpur.“While we’ve got an excellent reputation and do manage a lot of very, very large developments, the philosophy that Chris and I have is that we need to lift the bar across the industry,” Rupert says.“And that doesn&#x27;t just mean the big end of town in terms of big developments.“The five-packs, ten-packs, townhouses, and small complexes out in Googong for example are just as important. They need just as much good advice and demand just as much professionalism.”

A new agency, a new team and a restructure: our wrap of the latest industry news

So you’re keen to become a real estate agent in Canberra and you’ve done your research: you know you’ll need to work long hours (including weekends), have exceptional negotiation skills and be a ‘people person’.You’ll also need to know the suburbs you’re selling intimately (it helps if you grew up there).But what else does it take to succeed in an industry as unpredictable and all-consuming as property? We spoke to real estate agents Bianca Way and Greg Ward to find out.<h3 data-block-key="95k60">True grit.</h3><img alt="greg ward" class="richtext-image full-width" height="400" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/greg_ward.width-800.jpg" width="400">“Success in real estate comes from more than just your skills—for me, it’s been about having a tonne of determination,” Greg says.“You need to be able to take on challenges with courage; whether you’re negotiating a tough deal or advocating for your client.“No-one really talks about having determination and courage in real estate but they’re definitely at the top of the list.”<h3 data-block-key="929jq">Authenticity.</h3><img alt="Bianca Way" class="richtext-image full-width" height="531" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/Bianca_Way.width-800.png" width="800">“Authenticity isn&#x27;t just a buzzword—it&#x27;s how you build trust,” Bianca says.“People can tell if you’re not being real and if you’re not, they’ll run for the hills. A successful agent is genuine and transparent in every interaction.“My ability to build rapport means that many of my sellers stay friends beyond the property settlement.”<h3 data-block-key="5rcsa">Adaptability.</h3><img alt="greg in action" class="richtext-image full-width" height="960" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/greg_in_action.width-800.jpg" width="720">“Every home you sell requires a different strategy,” Greg says.“And that can be hard. There’s no template. It’s not just rolling out the same thing over and over.“And don’t forget the market itself is fluid, and affected by trends and challenges you could never have predicted at the start of a sales campaign.“You need to be able to pivot.&quot;<h3 data-block-key="7kuv7">Empathy.</h3><img alt="bianca in action" class="richtext-image full-width" height="1000" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/bianca_in_action.width-800.jpg" width="800">“When they say you’re selling someone their dream, it’s true,” Bianca says.“And that’s an emotional rollercoaster of aspiration and apprehension.“I approach each client with empathy; I step into their shoes so I can understand how they’re feeling, anticipate their needs and offer genuine support.”<h3 data-block-key="f9j82">Resilience.</h3><img alt="2973_calledit_006 (1)" class="richtext-image full-width" height="1200" src="https://d2t3vhau9g43uy.cloudfront.net/media/images/2973_calledit_006_1.width-800.jpg" width="800">Bianca: “Man, it’s hard when you first start out.“You have to learn that rejection and obstacles are part of the journey. You need have a tough skin.“But each challenge made me more inspired, to be honest, and if you can learn to turn setbacks into opportunities, there’s nothing you can’t do.”

On Saturday, January 30th, hopeful buyers converged on the <a href="https://zango.com.au/agencies/ray-white/" rel="nofollow" target="_blank">Ray White Canberra</a>’s Summer Auction event. In less than 6 hours, 194 registered bidders vied for their favourite properties – culminating in a massive $22,464,000 worth of property being sold. <a href="https://zango.com.au/agents/alec-brown/" rel="nofollow" target="_blank">Alec Brown</a>, Sales Director and Auctioneer from Ray White Canberra, says the event was their biggest yet with an overwhelmingly positive atmosphere. “This was our largest event in terms of buyer registrations and is indicative of current market conditions post-COVID lockdown. The Canberra market is clearly going from strength to strength, and this event showed the level of buying desire as bidders competed for the limited stock we have in the ACT.“The room was highly energetic throughout the whole event, and we were happy to see it come together so well because we’d put a lot of effort into creating a COVID-safe environment. “Every property had a great story. In one of the auctions, we had a mum and dad bidding while the children played on their tablets. As soon as we announced that they had won, mum and dad were able to interrupt the kids and tell them. It was so touching to watch the family celebrate in that moment.”Key stats from the <a href="https://www.youtube.com/embed/XcIwvGse66w" rel="nofollow" target="_blank">Summer Auction</a> included:<ul><li>194 registered bidders</li><li>$22,464,000 worth of property sold</li><li>29 from 38 available properties sold</li><li>76% clearance rate</li></ul>Of the properties that didn’t sell on the day, negotiations have been well underway since the event. “A few of the properties that didn’t sell have already had offers accepted which is a really good outcome for those who weren’t able to secure it on the day.”Zango’s team was on hand during the auction to assist with a fundraising BBQ, which raised $500 for our charity partner <a href="https://www.handsacrosscanberra.org.au/" rel="nofollow" target="_blank">Hands Across Canberra</a>.“Zango was kind enough to man the tongs for the duration of the event, and raised a tidy sum!” says Alec. “Around 30 of the 38 properties that went under the hammer on Saturday were listings that were exclusive to Zango. This really goes to show that Zango has become a major player in the Canberra property marketplace, and demonstrates the incredible sales results that a local platform is able to achieve.”Ray White Canberra’s next major auction will take place in August to kick off the spring selling season. “We have 2 large in-room events each year: January and August. We find it’s a great way to start a major selling season, and really enjoy the high energy and being able to witness people securing their new properties.”

Summer Auction wrap up: $22M+ sold in a day!

No matter where in the world you live, it’s easy to lust after exploring foreign lands or faraway places – learning about the history and sightseeing amazing attractions.But what if we explored a little closer to home, and really took the time to connect with where we live?In Canberra, we have such a rich history despite being the youngest settlement in Australia. Many of our earliest buildings are still in great shape, and capture what life was like in the nation’s capital back in the roaring 1920s.One of these buildings is Calthorpes’ House: one of Canberra’s earliest properties and home to the Calthorpe family. It was designed by <a href="https://zango.com.au/news/brilliant-architects-who-shaped-face-canberra/" rel="nofollow" target="_blank">Kenneth Oliphant</a> – an esteemed architect from Victoria who designed more than 30 of Canberra’s original homes around Forrest, Red Hill and Griffith.Interestingly, the home’s original owner, John Henry (Harry) Calthorpe, was also a partner in the first local real estate agency to sell land leases in Canberra.Calthorpe and Woodgers Ltd. was a partnership between Calthorpe and brothers William and Tom Woodger. Calthorpe and William Woodger had a lot in common, having both grown up around Queanbeyan and served in WW1.The real estate business was officially established in 1927, and managed the sale of the first business and residential leases in the ACT. One of these was the land where Calthorpes’ House was built.Calthorpe and Woodgers Ltd. became very successful, acting for the Commonwealth in the sale of Canberra leases for 35 years. After Calthorpe passed away in 1950, the business continued under William Woodger before eventually merging with L.J. Hooker in 1959 where he became a board member.<h4>Visiting Calthorpes’ House</h4>Calthorpe engaged Kenneth Oliphant to design Calthorpes’ House at 24 Mugga Way, Red Hill in the late 1920s. It was to be the family home for Calthorpe, his wife Dell, and their two daughters who attended Canberra Grammar School just down the road.After Calthorpe passed away, his wife continued to live in the home until shortly before her passing in 1979. The property was then acquired by the Federal Government and later granted heritage status, where it has since been preserved as a wonderful showcase of life in Canberra’s younger years.The house is a charming cottage surrounded by beautiful gardens. It features an earthy façade with archways over the verandah and window shutters. Timber panelling, exposed beams, and an intuitive layout are indicative of Oliphant’s architectural style.Other <a href="http://www.historicplaces.com.au/calthorpes-house/about" rel="nofollow" target="_blank">features of Calthorpes’ House</a> which are reminiscent of the times, include:&gt; a tradesman’s safe on the back porch &gt; maid’s room and laundry &gt; ice chest &gt; breakfast room &gt; blackout blinds (compulsory during WW11) &gt; bomb shelter in the backyard There is also an impressive collection of family memorabilia including photos, war treasures, old toys, and much more.Calthorpes’ House is open to the public with guided tours on weekends (bookings essential due to COVID). The latest CoreLogic data shows that despite a volatile 2020, beset by bushfire and COVID-19, Canberra houses have posted a 3.6 per cent rise so far, and for the past 12 months they are up 8.5 per cent.Units are up 0.8 per cent in 2020, and 2.7 per cent over the past 12 months.By contrast, Australian housing values racked up a third consecutive month of declines in July, with its home value index dropping 0.6 per cent over the month.But in Canberra home values rose 0.6 per cent, with units steady at 0.1 per cent and houses up 0.7 per cent. Adelaide posted a marginal 0.1 per cent increase.Melbourne (-1.2%) and Sydney (-0.9%) led the decline, recording the largest month-on-month falls in July, although over the last 12 months values remain well up.Canberra&#x27;s strong public sector base and minimal coronavirus impact has meant it is better off than other cities.Strong interest has also been reported in Canberra for the Federal Government&#x27;s HomeBuilder scheme which is offering $25,000 to eligible applicants interested in purchasing house and land packages or off the plan units.There have been relatively high auction listings and clearance rates across the last two weekends in Canberra.On 25 July, 39 properties were listed, with 32 reported and 24 sold for a clearance rate of 73 per cent and median price of $878,500.Last weekend, 41 properties were listed, 37 reported and 31 sold for a clearance rate of 82 per cent and median price of $843,500.CoreLogic head of research Tim Lawless says the housing markets generally have been resilient during the COVID-19 crisis, thanks to economic support packages but warns that will be tested when they fall away.“Urgent sales are likely to become more common as we approach these milestones, which will test the market’s resilience,&#x27;&#x27; he says.&quot;Similarly, the recent concerns of a second wave of the virus and the potential for renewed border closures and stricter social distancing policies are likely to further push consumer sentiment down.
